Features

This classic American Foursquare with rare 4+++ bedroom and 2 bath in the Elmwood has grand proportions, but comfortable for everyday busy lives. The perfect mixture of past meets present, it has been updated for today's living. You will be delighted with the graciously proportioned rooms, vintage details and built-ins, sunbathed rooms and multiple bonus spaces. All presented in a surprisingly tranquil environment.

The flowering garden and large front porch welcomes guests and creates a lovely transition away from the hustle and bustle of urban living. A spacious entry with deep rich wood craftsman detailing and bench seating immediately takes you back to a different era. A desirable circular floor plan offers a lovely formal living room with fireplace, multi-generational sized gathering formal dining room with vintage built-ins, full bathroom with claw-foot tub and multiple bonus rooms (parlor, office, & pantry too) all on the main level. The parlor & office could be used as a first level bedroom suite if desired. The heart of the home, an updated, expansive chef’s eat-in kitchen, opens to the large, fenced back yard through French doors to an entertainment-sized deck, outdoor living room, and mature landscaped yard with fruit trees and raised beds for organic gardening. A small cottage (current permitted use: storage shed) also lives at the back of the property. Look closely for the fairy mailbox at the back gate, used by previous owners' children to receive special nature notes.

Accessed by a gracious wooden staircase, the four full real full-sized bedrooms are all on the second level. A large sunroom on this level houses the laundry and overlooks the backyard through a bank of windows (and may be a good location to explore another full bath). The huge, open, skylit attic with storage and window seat (in its south facing dormer), has so many possible uses and is reminiscent of a European flat.

This Grand Dame is in great condition, appearing much younger than her years having been well-loved through the years. Updates include newer foundation and structural improvements, on-demand water heater, two heating systems for efficiency and an alarm system. Too many improvements to list, reports are available for your review. Potential to create a duplex also.

Located in Berkeley’s coveted, delightful Elmwood neighborhood, it is just two blocks to College Avenue’s offerings of fine dining and food shops/markets. The library, post office, Alta Bates and public transportation options are all close by allowing for vehicle-free living. The Berkeley Bike Boulevard on Hillegass Ave. @ Ashby is found at the corner for easy access (1 mile!) to the CAL Berkeley Campus.

This fabulous Grand Dame, offering an tranquil urban sanctuary, is ready for a new owner to move in and love.

Neighborhood

Elmwood & Claremont

The Claremont & Elmwood neighborhood straddles the Berkeley and Oakland borders and features lush landscaping, curving streets that hug the canyon hills, and open space. Homes on the leafy streets provide old-fashioned Berkeley elegance, with turn-of-the-century brown shingles, revivals, prairie-, custom contemporary-, and Tudor-styled structures offering residents a place to call home within the landscaped confines. The landmark of this area is the majestic Claremont Hotel Club & Spa, a vast Victorian edifice perched on 22 acres in the hills. Three outdoor pools, 10 tennis courts, a full-service spa, a fitness club, and three onsite restaurants deliver stunning views, and the resort has become popular with generations of locals as a luxurious getaway and local swim & tennis club. Diana Yonkouski, Broker/Owner of Bay Area Properties, has been a member of the club for nearly 30 years. Please feel free to contact if you have any questions about membership.

Elmwood's shopping district on College Avenue in Berkeley offers old-fashioned shops, access to the Rockridge Bay Area Rapid Transit (BART), grocery stores, bookshops, and flower stands. Restaurants, a movies theater, and a bakery are all a short walk away.

One of Berkeley's Bicycle Boulevards, Hillegass is one of the seven boulevards that make up the  bicycle boulevard network and passes through the Elmwood with a straight shot to UC Berkeley (1 mile from Hillegass @ Ashby). Each Bicycle Boulevard is named after the street that it entirely, or in large part, travels along. A bicycle boulevard is a low-speed, low-volume street which has been optimized for bicycle traffic. Bicycle boulevards discourage cut-through motor-vehicle traffic but allow local motor-vehicle traffic. They are designed to give priority to people biking as through-going traffic.

The Claremont Canyon Regional Preserve is 208 acres of open space managed by the East Bay Regional Park District and more than 200 acres outside of the canyon owned by the University of California, Berkeley. Garber Park, a 13-acre oak-and-bay-tree woodland south of Claremont Avenue, is owned by the city of Oakland. Trails reward ambitious hikers with panoramic views of San Francisco Bay.

Bay Area Properties, located on Claremont Avenue at the Uplands, has been joyfully serving this neighborhood since 1989.
